Our Client-Focused Remodeling Process

Your initial in-home consultation is always complimentary. One of our designers comes out to your Lantana home, walks the spaces you want to change, takes measurements and photographs, and listens. At this stage we are honest about what the original Lantana Communities construction typically included and where aging-in-place provisions were not installed. If you want grab bar blocking behind an existing shower wall, we will tell you straight whether that requires reopening the tile or whether smarter sequencing exists. Walk-ins are always welcome at 2303 Colorado Boulevard.

Within one week of the walk-through, you receive a written proposal broken out by line item: cabinetry, countertop fabrication through Stonemeyer Granite, licensed plumbing through Haltex Plumbing, demo and disposal, tile, fixtures, electrical, paint, project management. No lump-sum pricing. For aging-in-place scopes the proposal specifies exactly which walls receive blocking, how the linear drain is positioned to support a curbless entry, and how the bench is configured for use.

After deposit, every material selection happens at the showroom. Cabinetry from our KraftMaid vignettes, Cambria slabs ready for in-house fabrication, the full Daltile Statements collection, Shaw flooring, and the plumbing fixture wall. Our design team builds the layout drawings. 3D renderings are included on every turnkey project; for Product Only and Hybrid engagements, renderings are available as a separate fee. The complimentary consultation deposit is credited toward qualifying purchases.

Robson Ranch sits inside City of Denton jurisdiction, so structural, plumbing, and electrical permits all run through the City of Denton building department. On turnkey projects we file applications, schedule inspections, and follow up on corrections. Materials are ordered once permits are in motion.

This is where the work happens. Your dedicated project manager owns the sequence: demo, rough-in plumbing and electrical, cabinet installation, countertop templating and fabrication, tile work, flooring, fixtures, and finishing. Because Stonemeyer Granite and Haltex Plumbing are part of our family of companies, the trades aren’t waiting on each other across different businesses. For trades outside our core scope, such as electrical, framing, drywall, and HVAC on whole-home projects, we partner with licensed specialists we have worked with consistently and who build to our standards. Three very different project scopes all live inside the word “remodel” at Lantana, and which one fits depends on what you are actually changing. A Tier 1 surface refresh ($8K-$25K kitchen / $6K-$18K bath) swaps counters to Cambria or quartzite, replaces the backsplash, updates hardware, and refreshes paint while the cabinet boxes and layout stay put. Common when the builder layout works fine but the original Silestone or builder-grade granite has run its course. A Tier 2 refacing project ($25K-$60K kitchen / $18K-$45K bath) adds new cabinet doors and drawer fronts on existing boxes, new Cambria counters, new flooring, and lighting; this is where most Lantana projects land. Product Only means you walk our showroom, work with a designer on selections, and buy at trade pricing while your crew handles install (countertop fabrication still runs through our shop regardless). Hybrid means we own the design, countertops, licensed plumbing, and tile; your contractor owns demo, framing, drywall, paint, and electrical. Turnkey means one team and one contract from demo to final walk-through, with 3D renderings included and a limited lifetime warranty on Schluter Kerdi shower waterproofing. At Lantana, the active-adult and aging-in-place scopes tend to land in Turnkey because the structural sequencing matters; standalone countertop swaps and product-only buys are equally common.

Most aging-in-place primary bath rebuilds are Turnkey, because the structural sequencing matters: grab bar blocking has to go in before tile, the curbless drain has to be positioned before the shower pan is built, and the plumber, tile setter, and cabinet installer have to be on the same calendar. That coordination is exactly what Turnkey delivers under one project manager. A single slab for a kitchen swap is fine; an ongoing account for a builder sourcing across multiple Denton County projects is also fine. We coordinate the sequencing between both teams so you are not stuck managing the handoff between contractors.

Absolutely. A significant number of our Lantana homeowners visit six to eighteen months before they break ground.
